Finding a property.
View the properties from the Flexi-lets list either in our brochure or on
our website www.milkberehols.com for property descriptions only.
Please disregard prices and facilities as these are for holiday bookings
not Flexi-lets. Flexi-let rents do not include linen, gas, electricity, water,
Council Tax, TV licence/telephone, wi-fi, if applicable.
Please note all properties are non-smoking.
All adults in the party must complete the application form in full.
All adults are fully and jointly responsible for the property and outgoings.
We will pass your details to the property owner and if agreeable will confirm the rental and arrange a viewing. Acceptance of your application form does not guarantee Milkbere Cottage Holidays or the property owners will offer you a tenancy.
Procedure. If you wish to go ahead we require a holding deposit of £125, this is non-returnable if the agreement is not signed. We are unable to hold a property until the holding deposit is paid.
We take out at least two references, these may include bank, work, previous landlord, if self employed your accountant, or if selling a property estate agent/solicitor. You would be responsible for charges levied for references by your bank etc. If you require accommodation quickly, we can offer our properties on a holiday basis while references are being taken.
Tenancy Agreement. If references are acceptable we will draw up a Short Term Winter Let Agreement between yourselves and the property owner. This Agreement is for a fixed number of weeks and you are responsible for the rental for the whole period. You are responsible for all service charges, i.e. gas, electric, water, council tax, etc. Payment details differ with each property. We will supply you with a copy of the signed agreement and 2 inventories. On arrival please check the inventory, note any discrepancies, sign and return one copy to us to lodge with your agreement.
Rental and Security Deposits. A charge of £125 is payable for preparing the legal agreement. On signing the agreement 6 weeks rental is payable. (Payment for the first 4 weeks and the last 4 weeks of your tenancy). Rentals are then payable every 2 weeks in advance. Alternatively payment can be made in full. A good housekeeping deposit of between £200 and £1,000 (the holding deposit is counted as part of this), is payable on signing. This will be returned less a £20 admin fee after the end of your tenancy unless there are any deductions for damage, breakage, cleaning etc. This may take up to 4 weeks to allow owners to check the property and ensure services have been paid. There is a one off charge of £65 per pet (non refundable) where properties allow pets.
Payments. These can be made preferable by standing order, or debit or credit card (there is a 2% charge for credit cards), cheque or bank transfer.
